    At the same time as making an appraisal, the sale prices of homes offered by most real estate companies are incorrect. Many are based on the sale prices of the properties that are published on the general portals (Fotocasa, Habitaclia, Idealista, ...), and this is a big mistake, given that these published flats have been on sale for many months or directly, not they are never sold. At Finques Bonamusa we make an assessment with reliable data. We use ONLY the data we have from the sector on flats sold, applying a safer, more reliable and absolutely real and up-to-date methodology. We know which flats have been sold in your area in recent months (whether flats sold by us or not) and we apply the data from these testimonials. Once this basic assessment has been made, we will apply the summative corrective factors (large terrace, good views, finishes, ...), or we will apply reductive corrective factors (no lift, need for renovations, building pathologies, ...) It takes a lot of effort and resources to obtain and know the details of the flats sold in your area, which is why few real estate agents can use the resources to obtain them or are not directly willing to use them.     1. Why is it important to consider? Because the Supreme Court has suspended the way in which until now the City Councils calculated the municipal capital gain and therefore now it is calculated differently. 2. What changes have taken place? a) One of the most important is that if the sale of the property does NOT result in an increase in assets (monetary gain between purchase and sale) the City Council can no longer collect the capital gain. b) If there is an increase in assets, but not enough to pay the Municipal Capital Gains, in this case the City Council cannot collect the Capital Gains. c) Finally, if there is an increase in assets, there are two systems for calculating capital gains, the objective and the real. 3. How does this change affect you? It is necessary to calculate which of the two systems is more beneficial for the taxpayer and ask the City Council to apply it. We can find great differences.
